Construction Phase Cost Management

Analysis of Contractor Tender Returns

Beacon will review the tender returns and assist in preparing a detailed tender report complete with action lists of items to be clarified including errors and omissions. We will ensure that a comparison of “like with like” occurs ensuring you get the best value for money outcome.

Tender Interviews

It is normal procedure to conduct tender interviews particularly when a clear leader does not emerge from the initial tender return process or where tenders are close and delivery and capability performance criteria need to be further explored. Beacon will manage the tender interview meetings, and provide a recommendation for the Client when final decisions need to be made.

Negotiations with Selected Contractor

Greg McDonald is an experienced negotiator and has been involved in many contractual negotiations. His advice and ability to spot losses and gains in position during negotiations will help ensure we procure the best possible deal.

Construction Phase Cost Control

The Beacon construction phase cost management service revolves around the philosophy of maximising Value for Money for our clients on all aspects of the construction project. Our normal construction phase role is a hands on approach that sees our Project Managers always striving to create value on projects.

Variations or Provisional Sum Adjustments

Depending on the final contractual arrangement with the Contractor, Beacon will act as the Clients independent assessor and auditor of submitted variations and/or adjustment to the Contract Sum. We take a thorough, uncompromising but fair approach to variations to ensure that our Client receives the best value for money.

Scope and Change Management

Cost monitoring is necessary on all projects in order that we retain control of costs during the post contract period. Beacon does this by looking through the post contract documentation, drawing revisions, Architects Instructions, Requests for Information and correspondence to see how this information compares with the contract provisions.

Beacon will control the change management process during construction. Our robust change management system is powered by SharePoint Services and is designed to track, monitor cost and allow decision making regarding change to occur prior to the decision being made or works proceeding on site. Our change management system can save endless costs and reduce the time required to affect change on a project.

Financial Reporting

Beacon are experts at forecasting and controlling cost reporting on a project. Our Project Managers will prepare detailed formal financial reports to be issued monthly. The format of our project cost reports and the contents will depend on the method of procurement adopted and the form of contract but generally including, budget forecasts, forecast turn-out costs, change control log, pending variations, pending claims of issues, payment profile and cashflow.
