Project Scope

The originator of our company name from our involvement in the project, Beacon South Quarter is a high-end retail, residential, office and hotel quarter located in South Dublin, Ireland.

Comprising over 50,000 m2 of retail outlets, 1,100 luxurious apartments, museum, hospital and office buildings this project was Ireland’s marquee construction project during the last decade and created its own paradigm in terms of style, architectural intent, scale and delivery.

Delivered by managing contractor procurement, the site was so large that over four multinational contracting firms were established on-site at any one time to deliver the project. Greg McDonald lead a team of over 25 quantity surveyors and project managers on the Client side who were located on-site to deliver the project over the duration of the build.

Beacon Consulting provided full Cost Planning, Bills of Quantities, Bills of Quantities Remeasures, Full On-Site Post Contract Services, Project Management, Value Management, Financiers Reporting on this project

Budget & Program

The budget for the project was A$1.48BN and it was approximately 80% completed by late 2008 when the Global Financial Crisis and its particularly significant effects in Ireland saw the remaining stages of the project put on-hold indefinitely due to a sales slump.

Roles and tasks

Greg McDonald AAIQS (Director) was engaged by Landmark Developments as the leader of the Quantity Surveying Client side team on the project. Greg’s role involved leadership of all the cost planning, procurement of the new buildings on the project as well as overall cost reporting and financial management of the overall project. With over eight buildings being constructed at any one time with multiple contractors delivering on-site our cost reporting and financial management was delivered in an accurate and timely manner to ensure the Client was always kept informed of the full and final outturn cost of the project at any given time.
