Project Scope

This project comprised a new four storey commercial office building of 3,700 m2.

HQ at 139 Grafton Street is located near the Aplin and Grafton Streets intersection in the City Centre Precinct. It is minutes from the CBD and is situated within an area which is undergoing exciting redevelopment that will eventuate in its transformation into a dynamic commercial precinct.

HQ @ 139 features four levels of office suites with floor plans that have been designed for maximum flexibility to accommodate individual requirements. Secure on-site car parking and functional balconies for several suites are also features of this development.

HQ @ 139 combines eye-catching architecture with high-tech amenities to ensure a world claqss place to work. 2583 M2 offices; 80m2 of top floor balconies and 25 car parks.

Budget and Program

The budget for the project was A$4.9M. Construction was completed in June 2009 and was delivered by Beacon Consulting on Budget.

Consultant team members and their role

Greg McDonald (Director) was the Cost Planner during the design development phase and Post Contract Quantity Surveyor engaged by the Client and Westpac during the post contract phase of the building works.  Greg delivered the project within the budget constraints set aside by the Melbourne based developer.

Scope of consultancy services provided

Beacon Consulting provide full cost planning and estimating services on this project and also provide post contract services including variation assessment, financiers monitoring for Westpac Bank as well as other project management tasks at the request of the Melbourne based developer.
