HSCS Bethlehem Stage 2 Apartments, Cairns

Project Scope

After successfully delivering the Stage 1 RACF facility for HSCS Bethlehem Beacon Consulting were subsequently appointed as Cost Managers for Stage 2 of the project.

The Stage 2 project comprises a 6,400 m2, 38 Independent Living Unit building, a 1,500 m2 community building and 6000 m2 external car parking area for the entire site.  Stage 2 features some highly stylistic and innovative structural and architectural design with an impressive zinc clad chapel building and lightweight suspended roof structure over the community building cafe area.

Budget and Program

The budget for the project was A$15.8M and was delivered on budget by Beacon Consulting. Construction commenced in May 2011 and is due for completion in June 2012.

Consultant team members and their role

Greg McDonald AAIQS (Director) was engaged by Holy Spirit Care Services and Bickerton Masters Architecture as the leader of the Quantity Surveying team on this project. Greg’s role involved leadership of all the cost planning, procurement  advice, tender analysis, cost reporting and financial management of the overall project. The project was delivered by a single select negotiated tender process with Hutchinson Builders and despite this was delivered on budget without any major changes to scope or quality.

Scope of consultancy services provided

Beacon Consulting provided full Cost Planning, Procurement Advice, Tender Analysis and Selected Tenderer Negotiations, Full Post Contract Services including Progress Claim Assessment, Variation Management and Cost Reporting.
